Position Function: Under the direction of the Director of Plant Operations, evaluates, maintains both corrective and preventive maintenance of all AC & R equipment in the Chambersburg Hospital and all satellites under Hospital control.

13. Monitors weather and systems to determine the most cost effective operations of equipment, secures systems not required and starts systems as needed to maintain the interior climate within established parameters.
14. Operates and maintains stationery equipment including centrifugal chillers, central air handling units, and central air conditioning units. Starts, stops, adjusts, regulates and cleans central equipment and associated controls. Repairs and replaces parts as required. Observes regulations imposed by local, state, and/or hospital authorities.
15. Maintains and repairs electrical, mechanical and pneumatic controlled and control devices associated with HVAC/R equipment in accordance with diagram sketches, maintenance and operations manual.
16. Tests and adjusts airflow on systems to meet design specifications, identifies problems requiring further repairs and notifies engineer foreman of the same.
17. Inspects, cleans, and repairs air conditioning, heating and refrigeration units.
18. Maintains and updates filter logs, ensuring filters are changed at predetermined intervals.
19. Performs preventive maintenance on HVAC/R equipment and associated units as assigned by the Director.
20. Directs personnel assigned to assist with completion of tasks.
21. Secures work assignments following work order clipboard procedure and prepares for the assignment in a timely fashion.
22. Rechecks work order clipboard for messages, etc., at break and lunch times.
23. Reviews work orders, completes parts requisition as needed, submits to Director.
24. Secures signature from department upon completion of work, follows up as per established control procedure.
25. Reports status of work orders to immediate supervisor.
26. Refers to Technical Library as necessary and refiles reference materials in appropriate file as per index upon return.
27. Performs duties to assist co-workers as assigned.
28. Performs other related duties as assigned.
29. Inspects incoming equipment as per procedure, notifies Director of unsatisfactory results, submits completed form to immediate supervisor for approval.
30. Reviews the Standard Operating Procedure Instruction Manual, follows written procedures as applicable.
31. Maintains a clean, well-organized work area for self and co-workers as per Housekeeping and Security Policies, reports unsafe conditions to Director immediately.
32. Completes Daily Time Sheet to include log of work completed and time spent on each job, deposits Time Sheet into designated box at end of shift.
33. Conducts daily chemical analysis of heating and air conditioning systems water loop, enters results in log and adjusts feed rates as required.

Physical and Mental Requirements: Physical Standards and Abilities-- Classified as heavy work by the Dictionary of Occupational Titles: May exert 50 to 100 pounds of force occasionally and /or 20 to 50 pounds of force frequently, and /or 10 to 20 pounds of force constantly in order to move objects.

Working Environment: Work is performed primarily indoors with occasional outdoor activity. Possible exposure to poor ventilation and fumes, chemicals, dust, gases, and infectious agents. Occasional exposure to extreme heat and cold, noise and moderate vibration from operating equipment. Occasional exposure to confined spaces, extreme heights and other safety hazards.
Reporting Structure:
A. Formal Reporting and Chain of Command - Reports to the Manager of Plant Operations. In his/her absence, reports to the Director of Plant Operations. In absence of departmental supervision, would take direction from the Vice President of Administration.
B. Informal Reporting and Relationships - Establishes and maintains working relationships with the department, with other hospital departments and with the general public.

Qualifications and Standards
Education: Vo-Tech School graduate in heating, ventilation, air conditioning and refrigeration (HVAC/R), or the equivalent in work experience required.
Experience: Experience applying customer service behaviors and communication skills required. Three years on the job HVAC/R experience preferred.
Certifications/Licensure: Technician Type Universal Certificate in HVAC/R preferred. Valid driver's license required.
